Grindelwald Leisure Garden Estate is a unique strata title complex with 60 freehold properties and a community centre, located in the Tamar Valley in Northern Tasmania.
The owner of each chalet also owns a one 60th. share of all the common property including the community centre with heated swimming pool, spa, sauna, lounge and dining room, commercial kitchen, and games area.
Information for Prospective Owners
Grindelwald Leisure Garden Estate is entirely self-managed by volunteers drawn from within the Body Corporate residents. In addition, daily running of the estate is accomplished through an elected Committee of Management made up of volunteer residents. There are no paid staff or resident manager. A significant amount of the upkeep of the estate is done by volunteers from among the residents in order to keep our Service Fees as low as possible.
Our preference is for owners to be residents rather than rent out their property. Regarding rental properties, the estate by-laws stipulate a minimum rental period of 6 months to prevent short-term holiday rentals.
The estate is best suited to residents over 55 years of age. Please note that we are not a care facility and we cannot provide any level of care for new residents. As such, people wishing to reside in the estate should be reasonably independent. The community centre is wheelchair accessible but parts of the estate are quite steep and will present significant obstacles for people with limited mobility.
All buildings and structures of this estate, including all 60 chalets, are covered by one Strata Title Insurance Policy that is funded through Service Fees. Currently, the owners' monthly Service Fees pay the premium for the Building Insurance for all chalets on the Estate to an Average Base value. Any extra building insurance cover required by an owner for their property is arranged through the Treasurer and paid for by the owner to the Body Corp. All utilities, including West Tamar Council and water rates, NBN internet, together with contents insurance for individual chalets, property maintenance, and garden care are the responsibility of the owner.
